  1. Do 3 BHK flats sell more than 2BHKs?

  2. There are various reasons why we can say that 2 BHK apartments sell more and are more in demand in Pune, compared to 3 BHK ones. Here are the reasons why- Budget acts as a major factor while purchasing an apartment. Most apartment buyers are in the age group of 28-45 who want to settle in their own house and hence are looking for a good place to live in. The average property rate per square feet in Pune is 5,000-7,000 INR in most of the places. hence, 2bhk apartments are comparatively smaller in size and cheaper, making them more affordable for the common people. often people do not like to take the tedious duty of EMI; Hence they prefer to buy an affordable apartment at once for their best.

  3. Size of families is another important factor that acts effectively while one is looking for an apartment to buy. In today's world, big families are rare and most families are constituted of 2-4 members. Joint families are almost non-existent, and if they do, they already have an ancestral home and do not need new apartments. If a family has such few members, what is the need of extra rooms? Hence for small families, 2 BHK apartments are sufficient enough, making them more preferable over 3 BHK apartments.

  4. Even if the buyer has a budget big enough to buy a 3 BHK, upon it comes the maintenance charges he has to consider if he wants to purchase a 3 BHK. A 3 BHK apartment consumes more electricity, means more work has to be done in order to keep the room cleans. In Pune, maids are hard to find and their charges are very high as well. If one cannot afford the maintenance of a 3 BHK, he will go for a 2 BHK, which being smaller is always easier to maintain.

On several major online portals for real estate deals, it can be noticed that more 2 BHK apartments are listed for Bangalore than 3 BHK apartments, which is another sign that more 2 BHK apartments sell, making the demand for them even higher. Hence builders invest more in 2 BHK apartments. In fact, some major projects of new localities under construction are going to be made mostly of 2 BHK flats.

  6. Keeping in mind all these points, it can be seen very evidently that 3 BHK apartments do not sell more than 2 BHK apartments in Pune.  Hence, more often than not, 2 BHK apartments are the best choice to buy in Pune.
