The Ad Hoc Solution • Ad Hoc secures vacant properties, sites and estates by installing carefully selected and vetted property guardians to occupy the properties and use them temporarily as their own homes • By having a physical presence, criminal damage, squatting and other anti-social activities are prevented • Guardians are on site to report any problems with the buildings such as a burst pipe, leaking roof or a rodent infestation which would otherwise go un-noticed • Also enables easy access for owners, contractors and agents which can help save you time as well as accommodating out of hours viewings etc

Company Profile • Established in 1990 in Holland • Over 4,500 Managed Properties (in Holland, Belgium and the Uk) • Over 12,000 active Guardians • Full mainland UK coverage - offices in London (x2), Birmingham, York, Liverpool, Bristol, Peterborough, Newcastle, Cardiff and Glasgow. • Work with local councils, church diocese, NHS bodies, housing associations, commercial entities, private landlords and not-for-profit organisations

Guardian Profile • All guardians are responsible working adults • We seek key workers too and we advertise within hospitals, the police force and often advertise for guardians within the organisation who own the building • Strict vetting procedure includes checking photo ID, proof of current address and obtaining references from their employer and landlord as well as an interview • Guardians live by a code of conduct which includes no pets, children or smoking on the premises, as well as many other rules and requirements • Guardians reside in the property on a non-tenancy licence

Advantages • No relationship between owner & guardian • No tenancy agreement means property can be vacated with 2 weeks notice • No change of use consent necessary as no tenancy rights inferred – legally acknowledged as an interim security measure • Low cost: owner pays utility bills (we carefully manage utility usage), preparation of building and ongoing maintenance, small monthly charge on some projects. • However, each project warrants a unique approach in accordance with Client requirements and the best practical method for that project.

Suitable Buildings • Any commercial or residential buildings that are wind-and water-tight and not dilapidated • Must have clean cold water, drainage (a WC) and electricity available • Temporary boilers and shower units and in some cases kitchen/cooking equipment can be installed if needed by Ad Hoc and removed when building returned

  9. Process • Building surveyed for suitability and health and safety and fire risk issues • Authorisation signed, any changes necessary made to the building • Guardians briefed and installed • Tenure ended with minimum 16 days notice, building returned to owner

Insurances Legal Position • Ad Hoc insure against guardians causing damage to any building, up to £1m per guardian per incident • You the owner must retain your own public liability insurance and notify your insurers of overnight occupation as it is a material fact. This will not have a negative effect on your premium, in fact insurers invariably see this as a positive security method • We will cover the first £7.5k of any eviction proceeding
