  2. Commercial Service Network Studies • The same kind of study has been carried out in Pohjois-Savo and in Central Finland • Both are done by the same specialist Mr Tuomas Santasalo. • Direct comparisons are difficult as the treshold values are different.

  3. Background Phenomena • Growth of special trade sales. • Special trade is concentrating in bigger cities. • Small municipalities have proportionally much more retail in daily consumer goods. • Overall concentration of commercial services -> large shopping centres.

  5. Basic Figures Pohjois-Savo in 2005 • Population ca. 250.000 • 23 municipalities • Part of the Lakeland Finland • Retail shops ca. 1.300 • Sales 1.400 milj.€ (2004) • Special trade ca. 70 % • Commercial centres Kuopio, Iisalmi, and Varkaus

  9. The Need for New Premises • The need for new premises has been mathematically counted by the population trend of the municipality taking into account the wealth of the people. • The figure does not take into account the existing empty premises, or the transfer of purchasing power.

  10. Retail Outlets and Sales in Municipalities • The coloured figure shows the actual number of sales and outlets. • The grey figure shows the average amount of sales and number of outlets of the whole Pohjois-Savo region. • Next some examples of different types of municipalities.

  11. City of Kuopio • Regional Capital of Pohjois-Savo • 91.000 inhabitants • Population density 112,7 inhabitants/km2(2003) • Population increase ca. 500/year • A strongly growing regional centre of special trade • www.kuopio.fi

  12. Iisalmi • The second biggest town in Pohjois-Savo and the capital of the sub-region Upper Savo (Ylä-Savo) • Population 22.300 • A growing centre of special trade • www.iisalmi.fi

  13. Siilinjärvi • A growing industrialized town near Kuopio • Connected to Kuopio with a motor way, a railway, and a water way - distance only 23 km • Population 20.450 • A growing centre of special trade • www.siilinjarvi.fi

  14. Lapinlahti • A country municipality by the Highway 5 • Population 7.550 • Slowly growing special trade • www.lapinlahti.fi

  15. Maaninka • A country municipality near enough to Kuopio and Siilinjärvi to get commuters. • Population 3.800 • Minor possibilities for growth in special trade as Siilinjärvi and Kuopio are too near • www.maaninka.fi

Vesanto • A country municipality between Kuopio and Jyväskylä specialized in berry farming • Population ca. 2.560 • Population is diminishing and the age structure is getting older fast • Vesanto has reasonable future for its commercial services because of the holiday dwellers • www.vesanto.fi

  17. By getting more customers from the nearby area: Population growth and/or growing tourism in the area. Specialization. How can the small and medium sized commercial centres be attractive and obtain purchasing power?

Maintaining enough and the right kind of selection: • Groceries essential. • Sports and electrical appliances are not easy victims for the transfer of purchasing power. • Pharmacy essential, health/beauty trade recommended. • Alko (difficult for small centres). • Fashion: the lack of it causes transfer of purchasing power. • Communal services.
