Problems Caused by Inadequate Ventilation and Ice & Water Shield When one of our family of clients called on us to prepare their home for repainting by replacing deteriorated trim boards, we did an inspection as to what was causing the soffit and fascias to deteriorate. As we investigated further, we found water had infiltrated and caused damage where the roof met the wall. We started on the front of the house, and found the fascia boards going up the gable had deteriorated due to water blowing in under the roofing and getting trapped between the boards. Inadequate ventilation and improper installation of flashings and ice dam protection cause major maintenance costs. We removed a soffit vent to investigate farther. Water had been backing caused by ice damming and flowed over the step flashing where the roof met the wall. Correct installation methods prevents expensive repairs down the road.

Problems Caused by Inadequate Ventilation and Ice & Water Shield As we investigated deeper, we found the damage caused by not having adequate ventilation, ice and water shield protection, and flashings installed correctly, we found the damage that needed to be repaired was extensive. When Ice damming occurred where the roof met the house walls, water had worked its way in and was in the process of rotting out the house wall. Gerry from Intek was called in to do an inspection and advise us as to how to handle the mold that had taken over. The most inexpensive time to upgrade your ventilation, ice and water shield and flashings is when replacing your shingles. Ice damming had backed up the water so that it ran under the shingles, and without proper deck protection the water came in the seam in the plywood. Water had been backing caused by ice damming and running in behind the gutter apron causing wood to rot. Replacing the shingles alone will not protect your property.

Problems Caused by Inadequate Ventilation and Ice & Water Shield The overhangs were opened up and adequate ventilation was installed along with removing and reinstalling the shingles to allow for proper ice and water shield to be installed, wrapping it over the fascia boards before putting the gutter apron and shingles back on to prevent future ice damming problems. Air chutes were installed it allow for air flow to dry out the under side of the roof deck and give access for continuous air inflow. The gutters, fascia, and soffit plywood was removed to allow for installing adequate ventilation. Inadequate ventilation and improper installation of flashings and ice dam protection cause major maintenance costs. Installing ventilation from the underside is the hardest way to approach the problem. This was done around the complete home to repair the damage and also to protect from future problems. Your roof system is more than just shingles shedding the water.

  8. VENTILATION The Industry Standard is to install new shingles when reroofing. Period. Unfortunately, most homes today have inadequate ventilation. Inadequate ventilation voids the shingle warranty, due to excessive heat buildup in the attic, which heats up the back side of the shingles Inadequate ventilation can cause ice damming limited ventilation lets attics heat up, causing excessive heat build up The Correct Method is to install adequate ventilation • Ridge Vents are not enough • Roof vents alone cannot ventilate properly without soffit vents. • Additional air chutes need to be added to allow air movement from the new vent to the attic area. • Proper Ventilation • Prevents damage to the insulation, sheathing, and the shingles • Makes your home more efficient Adequate ventilation protects and makes your home more comfortable

  9. VENTILATION Homes built prior to the late 1990s did not require as much ventilation. Upgrading with new windows, doors, siding , adding insulation makes your home more air tight, and requires more ventilation to protect it.   10. ICE DAMMING Ice damming is caused by snow insulating the top of the ice buildup, and the heat from the attic then melts the ice and snow under it. When the water flows over the unheated overhang it then re-freezes, causing the water to back up under the shingles Icicles are a sign of Ice Damming Water backs up under the singles Water will run behind the gutters Problems caused from Ice Damming Ice damming causes water spots on ceilings Ice damming can allow water to get inside the overhangs and walls Improper installation of Ice and Water Shield does not protect your home, damage will happen if it is not installed correctly.

ICE AND WATER SHIELD Minimum standards to meet the Building Codes require Ice & Water Shield over the unheated overhangs and to extending two feet over the heated area of the structure Some bids are figured assuming that there is Ice shield, regardless of the old nail holes penetrating it Most bids are figured to install new ice and water shield, however only over the exiting gutter apron The correct method is to wrapping the ice and water shield under the gutter apron and gutters to keeps the water out of the overhang when there is ice buildup. The correct method is to remove the gutter apron, install the barrier between the gutter and fascia The correct method is to install the ice barrier, then the gutter apron preventing water infiltration Upgrading your ice damming protection on an average home - $1,000 - $1,250 Protect your home by installing the barrier behind the gutters.

  12. UNDERLAYMENTS Minimum standards to meet the Building Codes Is to use a deck protection. Deck protection prevents water that blows under the shingles in high winds to drain away from the roof deck properly Some bids are figured assuming there is existing paper , regardless of the old nail holes penetrating it. • Most bids usenon-breathing paper • Traps humidity under it then warps • Will cause damage to the sheathing The Correct Method eliminates problems • Remove all old roofing materials • Remove all materials to the deck • Replace deteriorated sheathing • Use the correct underlayment • Prevents roof decking deterioration • Prevents bulging shingles • Shingles install solid to the decking Upgrading your roof deck protection on an average home - $240 - $300 Protect your home by using quality, breathable underlayment
