  1. Blockchain in Real Estate Development blocktunix.com/blockchain-and-real-estate-development-finding-solutions-to-common-challenges Neha Sharma May 8, 2023 Blockchain is a leading-edge technology that has started to revolutionize different industries across the world. Real estate is among those industries that are on the path to blockchain innovation. The impact of blockchain on traditional real estate could be far- reaching, as it can transform multiple aspects of the industry. From property search to transactions and ownership, blockchain technology could revolutionize real estate. Its potential solutions could address long-standing challenges and enhance efficiency, leading to growth-oriented outcomes. Blockchain‘s impact is not limited to disrupting transaction-based business processes. Its key features, such as stability, can create a secure environment for the real estate industry. Although commonly linked with popular cryptocurrencies like Bitcoin and Ethereum, blockchain’s potential extends beyond the realm of crypto assets. While cryptocurrencies benefit from blockchain’s ability to serve as a distributed ledger across a vast network of computers, the technology’s capacity to track transactions and records can benefit almost any industry, including real estate. Unlocking the Potential Of Blockchain in Real Estate At its core, blockchain real estate involves utilizing a network of computers and nodes to offer a more sophisticated and secure insured service. Beyond the simple exchange of documents for payment, the capabilities of blockchain real estate can be extended to encompass almost every aspect of the industry. As a result, participants in the real estate sector could leverage blockchain technology to securely exchange currency, records, legal contracts, and other information across a safe and reliable network. 1/6

  2. To illustrate the process of blockchain real estate exchanges more precisely, here is a step-by-step procedure: A seller accepts an offer on their property and requests payment via blockchain. The seller’s request is transmitted through a network of advanced computers (nodes) that facilitate blockchain transactions. The nodes process the request using pre-established algorithms. Before the exchange can proceed, the nodes must verify the payment request. Verification is determined by each party involved in the exchange. Once the exchange is verified, the transaction can take place, and the payment is made to the seller. In the event of verification, the blockchain ledger is updated with a new block of data, forming an additional chain in the string of data (hence the term “blockchain”). The newly created block of data is added to the blockchain and can not be changed in any way. How Blockchain is Transforming the Real Estate Market? As blockchain technology continues to advance, its usage in the real estate industry is expected to expand significantly. The value of tokenization in real estate is predicted to reach $1,170 billion, and this number is likely to grow further in the future. The reason for this rising interest in the blockchain market for real estate is due to the following reasons: 1 No middlemen Blockchain development is a completely decentralized system as in real estate, it can nullify the need for intermediaries. This structure would allow your business to get fast making real estate transactions quick, secure, and almost negligible human intervention risks. 2/6

  3. 2 Smart contracts Smart contracts are one of the key advantages of decentralized systems. These contracts, which contain verified code, enable automatic payment withdrawals without the need for intermediaries. This reduces the time and costs involved in real estate transactions and makes data backup easier by eliminating duplicate transactions. 3 High Transparency In addition to their efficiency, smart contracts offer high levels of transparency. The contract includes information about both parties, and the data cannot be altered by anyone on the private or public ledger. This transparency helps to build trust between parties and increases transparency in the real estate industry. 4 Beneficial for new businesses Startups and new businesses in particular can benefit from blockchain technology in real estate. The transparency and innovation offered by blockchain can attract investors seeking a higher return on investment. As a result, real estate startups utilizing blockchain technology may be more attractive to potential investors. Various Challenges Faced By Real Estate And How Blockchain Can Fix It The challenges in the real estate industry often lead people to prefer renting over owning property. Real estate is typically viewed as an inflexible, but stable investment compared to cryptocurrencies, which are seen as liquid but non-stable assets. To address these challenges, let’s first identify the problems in the real estate industry and then explore how blockchain technology can help overcome them. 1 High level of uncertainty The real estate industry is plagued by the high risk of fraud, with scammers causing significant financial losses. In 2021 alone, the industry lost $350 million due to cybercrime, making fraud one of the most prevalent dangers for users on the internet. 3/6

  4. Blockchain as a solution: Fortunately, blockchain technology can help mitigate this problem. By utilizing blockchain in real estate, transactions can be made more secure and transparent. The decentralized nature of blockchain makes it harder to hack, and all data is securely stored and immutable. If a fraudulent transaction does occur, it’s easier to identify the culprit and hold them accountable. 2 The Costly Side It’s common knowledge that real estate comes with a high price tag. As of April 2022, the median sales price for a single-family home in the US was $391,200, while the median income for US citizens ranges from $74,862 (ages 25-34) to $97,089 (ages 45-54). Blockchain as a solution: Although blockchain in real estate cannot magically reduce property prices, it can make transactions more cost-effective. Typically, third-party services charge a commission of approximately 5% of the property’s price, which can be reduced by utilizing blockchain technology. 3 Interoperability Another significant challenge facing blockchain adoption in real estate development is interoperability. Real estate transactions involve multiple parties, including buyers, sellers, agents, and lawyers, among others. Each of these parties may use a different blockchain platform, creating a significant interoperability challenge. Without interoperability, blockchain adoption in real estate development may be limited to small, closed ecosystems, which would not realize the full potential of the technology. Blockchain as a Solution: 4/6

  5. To address this challenge, industry stakeholders should work together to develop interoperability standards for blockchain technology in real estate development. These standards should enable seamless communication and data exchange between different blockchain platforms, allowing parties to participate in real estate transactions regardless of the platform they are using. By creating interoperability standards, we can unlock the full potential of blockchain technology in real estate development. 4 Scalability Scalability is a significant challenge facing blockchain adoption in many industries, including real estate development. Real estate transactions involve large amounts of data, including property records, legal documents, and financial information. This data must be stored on the blockchain, which can create significant scalability challenges, particularly for public blockchain platforms. Blockchain as a Solution: To address this challenge, blockchain developers should explore new scaling solutions, such as sharding, sidechains, and off-chain storage. These solutions can help increase the throughput and capacity of blockchain platforms, allowing them to handle the large amounts of data associated with real estate transactions. By developing scalable blockchain solutions, we can ensure that the technology is capable of supporting the needs of the real estate industry. 5 Adoption Finally, adoption is a significant challenge facing blockchain technology in real estate development. Real estate is a conservative industry, and many developers and investors may be hesitant to adopt a new technology that is still in its early stages. This lack of adoption may limit the impact of blockchain technology on the real estate industry. Blockchain as a Solution: To address this challenge, industry stakeholders should work together to educate the real estate community about the benefits of blockchain technology. This education should focus on the efficiency, transparency, and security benefits of blockchain technology, as well as the potential cost savings and time reductions. Additionally, early adopters can serve as examples and case studies for others in the industry, demonstrating the tangible benefits of using blockchain technology in real estate development. Conclusion The growth and development of the real estate industry are being hindered by various challenges. Nevertheless, blockchain technology can assist in addressing and resolving many of these issues. The application of blockchain in real estate has the potential to revolutionize the entire real estate sector. 5/6
