The Las Vegas Real Estate Market • LV was one of the first, and hardest hit cities • Prices have plummeted • The only appraisal comps are REO’s • Some market segments are 1/2 to 1/3 of 2006 selling prices!! • Many non-distressed owners have chosen to walk away from properties (also many previous investors) • This has created a tremendous opportunity!!

  11. How Do I Get My Offer Accepted? • CASH IS KING, PERIOD! Too many deals fall apart due to financing, especially appraisal issues. Banks are tired of it. • If there is a cash deal even close to a financed deal, cash wins. • Potential ways to make a financed deal stronger: • Larger down payment • Larger earnest money deposit • **Strong offer, and agree to pay any amount over appraisal in cash.**
