Non Destructive Test is a wide group of analysis technique used in Civil Engineering to evaluate the properties of materials, components or system without causing damages. NDT does not alter structures / complexes being inspected which is a highly valuable technique that can save both money and time in evaluation, trouble shooting etc. NDT is commonly used in Civil Engineering and System Engineering.

Project Management Consultancy A project management consultancy is a professional consulting firm with knowledge and experience in the specialized area of assisting organizations to improve their practice of project, program and/or portfolio management. Hence the role of project management consultant (PMC ) is very important in the whole gamut of the proposed assignments of project work. PMC will evolve a proper strategy, administration, defining BOQs and Terms and Conditions of the impending tender. This guide is developed to assist organizations in the selection of an appropriate project management consulting firm for their specific needs or business objectives.

Evaluation of Tender • BUDGET ESTIMATE PREPARATION AFTER SURVEY CONDUCTION:- To conduct survey and prepare budget estimates Evaluations of Tender, invitation f bids and finalization of contractor. We now list below our role in various segments of the project Inspection and preparation of Survey report : Before imitating repair work, we thoroughly survey internal & external of the structure along with individual residential places to assess the following • Evaluation of Budget Estimate Here, the survey report will play a Key role to work out the possible repairs mechanics taking in to the quantities of inputs needed and prepare the estimate accordingly. • Tender preparation, invites of bids and selection of contractor: After an approval of Plan of action and Budget Estimates we start complaining Tender documents for the repair work. A Tender is an important document which will denote the quality and the out go of the repair project. The details of work to be carried out as per the Technical specifications listed in the Tender to bind the Contractor to follow the same strictly. • How to select a Contractor : The final steps before start of the repair project is bid invites from contractor. We give the details of work of the project duly selected carefully and invite technically and financially a sound contractor to give their quotes for the same. All sealed Tenders will be opened in your presence and go ahead to prepare a comparison report based on detailed study of all quotes.

  8. Structural Audit The General health and performance of a building depends on its quality of maintenance. As a building grows old, ageing, use (or misuse) and exposure to the environment can affect the health of the building significantly. • When to do Structural Audit??? Structural Audit must be carried out once in 5 years and for buildings older than 30 years it should be carried out once in 3 years. You may, however, go for it even earlier if you suspect the condition of your building to be bad. • How it is carried out?? The Consultant carries out as a visual survey of the building covering its faces, stilts, staircase, terrace, flats and ancillary structures such as pump room, compound wall etc. repair history of the building and specific observations / experiences of the members are also noted. Critical observations, probable causes of distress, remarks on structural health and recommendations for further action are given in the Structural Audit Report. • Why Structural Audit / Status Report?? • Exact details of Distress at Columns/ beams / slabs (cover or core) 25 % – 50 % – 75 % are known. • Additional proof of sound structure before purchase or sale flat. • Members can understand the exact status / condition of their individual flat. • Sample Structural Audit. The Buildings are visited and inspection carried out for: (A) Structural Defects & Failures. (B) Seepage & Leakage Defects. (C) Plaster Defects. (D) Plumbing Defects & Leakages.

  10. Distress Mapping • Distress Mapping denotes indication of poor or unfavorable conditions of the structure which means performance or signs of impending failure. 1. Due to heavy leakages for longer duration resulting in corrosion of structural members. 2. Very bad maintenance not taking any corrective measures in time. 3. Use of substandard material during constructions. 4. Improper designing resulting in sagging of beam & slab. • Measures of distress can be either subjective on visual inspection. A simple example of a subjective measurement may be rating of each type of defect based on visual inspection on a scale of 0-5 as Very Poor, Poor, Fair, Good and Very Good. • Details of Inspection to be held shall be as under (1) Any Settlements in the foundations (2) Visual Cracks in column, beams and slabs. (3) Concrete disintegration and exposed steel reinforcement – photographs can be helpful. (4) Slight Tapping with hammer can reveal deterioration in concrete. (5) Extent of Corrosion in reinforcement. (6)Status of balconies – sagging , deflection , cracks ? (7) Leakages from Terraces and Toilet block. (8) Changes carried out affecting structures. (9) Status of Lift, Lift Machine Room, overhead and Underground Water Tank. (10) Status of Repair and Last Repairs
