  6. So, again…how does one overcome the cultural challenges to senior care in China? LOCALIZE Answer:
  7. But like everything in China…nothing is axiomatic Localizing means: Becoming a Chinese company No more translation Hire/train locals Acculturate Relearn caring in a Chinese context What does this cost and how long does it take? A lot more than you plan on… 5 years
  8. The Price for NOT localizing? A costly exit from China > 4 Western senior living/high acuity firms have exited China in the past 2 years. Small print: Even with the predicate of localizing….that is no guarantee of success… In fact, the challenges just begin
  9. What issues lurk after localizing? A vastly overestimated “high-end” in China Complete imbalance between land/real estate prices and monthly bed/service fees…seriously consider your prospects of self-developing a facility Health care services are very price sensitive A haphazard, vague and byzantine regulatory/licensure system A target market that is China’s poorest generation and at best, indifferent to senior care…and at worst…
  10. So why even bother? Because – For those who can localize, adapt and re-invent themselves as a Chinese geriatric operator or other senior living service provider, there is demand. In 5 years that demand will be overwhelming… At some point in time there will be a re-alignment of assets in the China senior living industry…this moment will “flush-out” the bad actors…leaving opportunity…and those of you who have localized will own that moment.
  11. “Faux sac à main“ Syndrome… Let your brand sell itself…. offer localized and locally priced services
