You want to make sure you’re not paying too much, especially if you’re an investor. Paying too much can make your investment a negative, especially if you just took out a loan for your new house. Part of researching for a new home involves hiring a real estate agent. The world isn’t short of real estate agents, but it’s running low on capable. We’ll explain what we mean below… A Real Estate Agent Who Cares. There are a few factors you need to consider when picking a real estate agent.

  2. A real estate agent gets paid to find you the best deals. Since you’re paying the real estate agent when buying a house, the agent is supposed to be on your side. Your agent is basically your lawyer. They negotiate the best deals for you, talking to the client using their expertise on what is a fair price for a piece of property. Thus, when selecting a real estate, you must ensure that they are adamantly on your side. They basically need to show care. Something else to consider is that a real estate agent can act as a property database. If you’re trying to find a home and need to know the mean price of a region, you can you ask the real estate agent for a list of sellers. You’ll quickly recognize patterns when studying offer lists, helping you plan a strategy with the agent. Urgency and Following Up. Your real estate agent shouldn’t be a slacker. If you’re asking them for information, they should readily provide it as soon as possible. A real estate agent understands that extending time can mean a lost deal for a client. There should never be delays in providing information, or responding to a request. Also, look for a real estate agent who isn’t constantly pushing meeting times. A real estate agent should be urgent, yet not pushy. After all, it may be you who’s not ready for a meeting with clients soon. Signs of an inconsistent real estate agent are unanswered phone calls. Beyond that, you may run across a real estate agent who doesn’t call you with updates. Negotiations. A real estate agent negotiates for your best interest, and thus must consult you before talking. Don’t let a real estate agent be pushy in getting you to accept a final price. Also, you should have multiple meetings with your real estate agent to discuss the price you’ll accept, the maximum you’ll pay, certain deals, prices drops due to renovations, and more. After all, you need to make sure that you’re both on the same page before negotiations. This means that a good real estate agent is someone who listens to your demands, providing guidance and information to help refine what you see fit.
