  1. 1999 – the buyout – owned7 properties all in substandard condition 2001 - Park House and Inverie house sold. Income generated – 200k to support hydro refurbishment

  2. And don’t forget the paperwork…! • Housing and tourism survey in 2001 led to clear support for the need for temporary accommodation to support the local economy • Start keeping statistics • Establish housing list • Make sure you know your AT5’s from your AT6’s

  3. 2001 – A frame built – temporary fully furnished, shared accommodation for temporary workers - local labour worked for half normal rates - funded from KF reserves - total cost around 25k ( rental levels to reflect 10 year payback) - in 2013 , refurbished to provide 1 unit

  4. And don’t forget the paperwork…! • New property means new tenants means……allocations. • Draft allocation policy and procedure drawn up and implemented in 2002

  5. 2002 - single bedsit created – own funds

  6. 2003 – Foreman’s and Stalkers refurbished to provide affordable accommodation - empty properties grant - improving housing for older people grant - Mortgage through Triodos bank

  7. And don’t forget the paperwork…! • Sale of land policy started in 2002 • Sites identified, valued, discussions and arguments • Continue with statistic collation, collecting rents etc……

  8. 2002 – 3 sites start sale process for homes but with no conditions – • generated income for KF projects but raises issues: • - residential or commercial? • - length of time to build? • Sale of 3 sites led to revised housing policy and shared equity • scheme

  9. 2004 – KFT ( local charity) build A Frame on KF land using own funds and labour - KF receives nominal land rental. Tied accommodation. 2005 – Son rise a Frame built by local building Contractor, no land rental – becomes a Foundation property in 2015

  10. And don’t forget the paperwork…! • Housing policy drawn together in 2006 • Keep collecting statistics • Lodger agreements drawn up • First housing needs survey in 2006 • Shared equity scheme starts being discussed in 06 – finalised in 2009! • Yurt site • Landbanking discussions?

  11. And don’t forget the paperwork….! • Preparation for rural homes for rent • Join landlord accreditation scheme? • Joined SLE • Revised housing need survey 2008 • Update statistics • Registered as a landlord with Highland council ( better late than never….) • Training

  12. 2011 – Rural Homes for rent, funded by - Rural Homes for Rent grant - Mortgage with Triodos bank - Knoydart Foundation reserves - Highland Housing Alliance charitable trust ( specific items eg solar panels)

  13. 2011 – Rural Homes for rent ( details as per previous slide) • 2012 – 2 more shared equity schemes start • - aim is to generate 5k per plot cash for KF • 2012 – start sale of plot on open market to raise funds (hoping for around 60k) for refurbishment of….

  15. 2016 – refurbish Farm Bothy? Part of proposed major redevelopment in area creating new bunkhouse and single person housing………….

  16. But building a property is only the start of the story…………. ( bet you didn’t want to know that did you…..) Don’t forget about the maintenance!!!

  17. And don’t forget the paperwork….. • Keep records of build and changes • Keep design simple • Plan maintenance • Record it • Keep plans of plumbing and electrics • Keep suppliers handbooks, guarantees • Make sure tenants have information • Be clear on responsiblities ( yours and tenants)
