  1. Benefits by Land Pooling Policy- iramya.com DDA made the land pooling policy to bring fundamental changes in the way of acquisition and also the development of land, in Delhi. It was taken in the account after the objections and suggestions by the public. In 1961, the first master plan of Delhi was framed. The DDA’s policy was to obtain large chunks of land and directly from the owners, at the price mentioned by the DDA. The land piece taken by the DDA would develop and sell in pieces, but when the land estimates were nominal the process was recognized.

  2. In the 1960’s the private sector was not strong enough in the economy to take part in the responsibility of urbanization. But from the 1980’s the private sectors started seeking a large role through their incremental capability. The government continued to rest on the supplies of the land gaining bill 1894 which was apparently unfair to the land holders for return and also for rehabilitation. With many examples which happened in Noida, Haryana, West Bengal, Andhra Pradesh etc., this made the government understand the acquisition by force cannot be justifiable. Hence, the land pooling policy was bought to acquire the land. Under this policy, the land owner can surrender their land holding into the central pool. Once the land is pooled the landholders would get back 40% to 60% of the total land submitted. The percentage of the land hold by the DDA would be used for the creation of structure as well as adopt it for specific purposes by DDA. Land Pooling Policy is of two basic types: If 20 hectares and above, then 60% of the land would be returned to the landholders If 2 to 20 hectares then 48% of land would be returned to the landholders The Delhi master plan is designed to provide accommodations to the addition of 10 million people.
