But a broker has something no buyer – particularly a first-time buyer – does: a wealth of experience. A broker will work as an advocate on your behalf and, in most cases, will get you a better deal than you could get yourself.

  3. 1. Education & Experience Real estate brokers have first-hand knowledge and experience of the real estate market. You likely don’t know exactly what the market is like right now in your area. Are homes generally selling for 97 percent of asking price? Can you expect to compete against multiple offers? Do you know what it takes to win against other bidders? If you want a three-bedroom detached home, what should you expect to pay? What’s the inventory like? Your agent will be able to counsel you on these topics. The best way to get an offer accepted at a price that’s in your favor is to know the market intimately – and a local real estate broker does. 2. Negotiating Is Tricky Business Brokers take the spam out of your property showings and visits. If you're a buyer of new homes, your broker will whip out her sword and keep the builder's agents at bay, preventing them from biting or nipping at your heels. If you're a seller, your broker will filter all those phone calls that lead to nowhere from lookie loos and try to induce serious buyers to write an offer immediately.

Contracts Can Be Hard To Handle An experienced real estate broker deals with the same contracts and conditions on a regular basis, and is familiar with which conditions should be used, when they can safely be removed and how to use the contract to protect you, whether you're buying or selling your home. 4. This means that doing what's best for their clients should be as important to them as any individual sale. 6. Professional Networking Real estate brokers network with other professionals, many of whom provide services that you will need to buy or sell.
