Concrete BaseDesign Your concrete base needs to be designed properly to be strong enough notto crackor sinkover thelifetime ofyourgarage. Your garage baseshouldbedesignedto suit thesoilon yoursite.For instance,if thesoil is clay, with thelikelihoodofmovementin the future, you will need to reinforce it, and probably make the raft thicker.Youshouldthickentheedgesofthebasetoadepthto suit thegroundconditions. The concretebase should beLevel.Theremustbe noslopefromside to side,backtofront or front to back.Ifthebaseisn’tlevel, theinstallersmay not beable to buildyourgarage properly, andthe 10year guarantee may beinvalidatedifthey do buildit. 1/2

Werecommend ablockorbrickwallasthebestoption.Thiswillworktoretainthe backfill andconcrete in thenewconcrete base. If the base is too far out of level, they may have to abort the delivery,anditwillcost upto 20%ofthevalue of thegarageas a redeliverycharge,andpotentiallydelayredeliveryofyourbuilding foratleast 2-3 weeks. Finally, your concrete base should be Positioned properly. Don’t forget that the up and over door can project up to 1220mm (4ft) in frontofthebuildingwhenitisbeingopened,sopositionthebase sothedoor doesn’tfoul awallorotherbuildingwhenyouopenit. A standard 1981mm (6’6”) up andover door projects910mm (3ft). PleaseLOOKUP! Trees,buildings etccanoverhang,branchesand gutters canaffectthe positioning,just because itfits on thebase,doesn’tmeanitwillfitateaves height! Don’t position thebuildingtoo close to otherbuildings or walls,as thiscan form awatertrap– always specifyguttersonyourgarage tominimise the potentialforwaterleakingintoyour garage. Allowfor gutteringon yourbuildingifyouorderit– addin150mmeachside (Apex) or 125mm tothe length (Pent)for guttering.
