  3. Commissioning • The Cx agent is the part of the QA/QC process • Shouldbe independent of the design and construction management • Client’s eyes and ears

  4. Pre-Construction Activities • Review Basis of Design (BOD) and Owner Project Requirements (OPR)* • Develop and incorporate commissioning (Cx) requirements into the construction documents* • Perform a Cx review of the design documents** * LEED Fundamental ** LEED Enhanced

Construction Activities • Develop and implement a Cx plan* • Review contractor submittals applicable to systems being Cx’d** • Perform installation verification of the systems to be Cx’d* (Pre-Functional) • Accessibility for service and maintenance • Meetings * LEED Fundamental ** LEED Enhanced

Construction Activities • Verify performance of the systems to be Cx’d* (Functional Tests) • HVAC systems and associated controls system • Client standard sequence of operations, DDC graphics, equipment and point naming standards. • Lighting and Daylighting Controls • Domestic Hot Water System • Renewable Energy Systems (Photovoltaic, Solar Hot Water, etc.) • Other equipment/systems: Building Envelope, FSD’s, smoke evacuation, nurse call, security • Systems needing additional clarification: ‘Communication’, ‘IT/Data’ • Systems that may be Cx’d but may not bring the most value to the client (Fire Alarm, Elevators, Medical Gas) * LEED Fundamental ** LEED Enhanced

  7. Post-Construction Activities • Verify training requirements have been met** • Develop a systems manual** • ‘It Doesn’t Work” stage • Review operation of the building 8-10 months after substantial completion** * LEED Fundamental ** LEED Enhanced
