  1. Center for Innovative School Facilities Long Range Facility Planning Brian ButlerPE, LEED AP Associate Principal / Sr. Mechanical Engineer David Chesley PE, RCDD, LEED AP Associate Principal / Sr. Electrical Engineer

  2. LONG RANGE MECHANICAL PLANNING • Track the age of mechanical & plumbing equipment to help plan for eventual replacement • Review and modify HVAC equipment schedules • Review and modify space heating and cooling set points • Perform and track routine maintenance • Track utility bills closely • Building EUI comparisons

  3. LONG RANGE MECHANICAL PLANNING • Learn about technical assistance programs available from utility companies and state government • Interview building staff to identify problem areas • Conduct a recommissioning audit to identify low cost/no cost measures to make adjustments to the building’s existing systems • Pre-bond planning

  4. LONG RANGE MECHANICAL PLANNING • Look at first cost, simple payback, and life cycle costs to help prioritize and determine ROI • Consider potential capital improvements such as changing out boilers, chillers and control systems nearing the end of their service life • Work with the design team to find strategies with multiple benefits

  8. LONG RANGE ELECTRICAL PLANNING • Maintenance • Schedule relamping & cleaning luminaires • Batteries: 5 to 7 year life • Thermal scan for loose connections • Accurate records of panel schedules • Safety first: commission arc flash labeling

  9. LONG RANGE ELECTRICAL PLANNING • Flexibility • High capacity floor boxes • Coordinated power and telecom density • Busway with continuous track for server rooms

  10. LONG RANGE ELECTRICAL PLANNING • Flexibility • Shift from PCs to Tablets • USB outlets • Furniture integrated solutions

  11. LONG RANGE ELECTRICAL PLANNING • Capacity and Function • Right-sizing capacity and circuit counts • The 35% rule • Surge suppression for longer equipment life • Integrating power/energy sub-meters

  12. LONG RANGE ELECTRICAL PLANNING • Simplicity • LED lighting: flexibility, not just efficiency • Digital controls: intuitive, and yes, cheaper • Auto dimming for daylighting • Manual dimming for the instructor
