  1. INDUSTRIAL SYSTEMS, INC. ELEVATOR CODE LUNCH AND LEARN

  2. EFFECTIVE 9-1-2008 • TDLR ADOPTED THE CODE PUBLISHED BY THE AMERICAN SOCIETY OF MECHANICAL ENGINEERS (ASME) REGARDING DRAINAGE OF ELEVATOR SUMPS • CONSTRUCTION FOR WHICH A CONTRACT IS EXECUTED AFTER 9-1-08, THE HOSE BIBB , MANUAL SWITCH AND DRUM APPROACH WILL NO LONGER BE PERMITTED.

  3. SUMP PUMPS AND DRAINS SHALL AUTOMATICALLY REMOVE FLUID FROM ALL ELEVATOR PITS WITHOUT ANY HUMAN INTERVENTION! • THE LOCALITIES AND THE TEXAS COMMISSION OF EVIRONMENTAL QUALITY (TCEQ) SHALL REGULATE WHAT CAN BE DONE WITH THE DISCHARGED FLUID AFTER IT IS AUTOMATICALLY REMOVED FROM THE ELEVATOR PIT

  4. ASME A 17.1 SECTION 2.2.2.5(DESIGN AND CONSTRUCTION OF ELEVATOR PITS) • 2.2.2.5 “ IN ELEVATORS PROVIDED WITH FIREFIGHTERS EMERGENCY OPERATION, A DRAIN OR SUMP PUMP SHALL BE PROVIDED AS WELL. THE SUMP PUMP OR DRAIN SHALL HAVE THE CAPACITY TO REMOVE A MINIMUM OF 11.4 CU. METERS PER HOUR (3,000 GALLONS PER HOUR).”

  5. WHY? • THE INTENT AND TDLR’S INTERPRETATION OF THE RULE IS FOR WATER AND WATER/ WITH ANY OTHER SUBSTANCE TO BE REMOVED AUTOMATICALLY SO AN ELEVATOR CAN CONTINUE TO BE AVAILIBLE FOR USE IN AN EMERGENCY SUCH AS A FIRE.

  6. THE FOLLOWING COMPONENTS “ARE PROHIBITED” • LOCAL ELEVATOR SUMP PUMP MANUAL SWITCHING. • MANUAL DRUM AND BARREL SWITCHING • SUMP PUMP DISCHARGE/TERMINATION TO A HOSE BIB.

  7. THE FOLLOWING IS AN ACCEPTED PRACTICE THE DRAIN FROM THIS SUMP PUMP WILL BE ALLOWED TO TERMINATE WATER INTO THE SEWER SYSTEM. ALL OF THE ALARMS FOR NOTICATION AND PROPER AUTOMATIC FUNCITON OF THE PUMP SYSTEM SHALL BE INSTALLED.

  8. COMMON QUESTIONS • DOES THE CODE REQUIRE THAT MULTIPLE ELEVATORS IN A SINGLE HOISTWAY HAVE A SUMP PUMP FOR EACH ELEVATOR? • ARE ALL SUMP PUMPS AND AUTOMATIC CONTROLS CREATED EQUAL?

  9. WHAT SHOULD MY PIT SIZE BE? • The recommended 50 GPM Sump Pit size is 24”x24”x24” • WHAT DOSE COSA SAY ABOUT DIRECT DISCHARGE INTO THE SEWER? • WHAT DOSE COSA SAY ABOUT A WATER/OIL SEPARATOR?

  10. NEC QUESTION TO TDLR • The NEC CODE, 2008 SECT. 620.21 PARAGRAPH #4-E P.959 states that a sump pump or oil recovery pump located in the pit shall be permitted to be cord connected, hard usage oil resistant type of a length not to exceed 6FT. Will TDLR enforce the 6FT. rule in the low lying TEXAS Coastal Regions?

  11. ANSWERE FROM TDLR • (TDLR will enforce the 6FT. rule STATE WIDE.) -LAWRENCE TAYLOR--8-19-2009

  12. QUESTION TO TDLR • Can the sump pump control panel be installed in the elevator machine room?

  13. ANSWERE FROM TDLR • (YES, the sump pump control panel may be installed in the elevator Machine room.) -LAWRENCE TAYLOR----8-19-2009

  14. QUESTION TO TDLR • MR. LAWRENCE TAYLOR, HELLO HOW ARE Y'ALL DOING IN AUSTIN TODAY? I HAD ANOTHER QUESTION FOR YOU SIR. CAN AN ELECTRIC VALVE OR ANY VALVE BE INSTALLED IN THE HOISTWAY PIPING?

  15. ANSWARE FROM TDLR • (As long as the valve will not shut off the pump then yes it is allowed to be in the hoist way.) -Lawrence Taylor

  16. WHAT IS THE RECOMMENDED SUMP PUMP? THE STANCOR OIL-MINDER TEXAS VERSION SUBMERSIBLE PUMP AND CONTROL SYSTEM MEETS AND EXCEEDS THE NEW RULES THAT HAVE BEEN ADAPTED BY (TDLR) THE STANCOR SE-50-TV-RP WILL AUTOMATICALLY DISCHARGE WATER FROM ELEVATOR SUMP PITS, TRANSFORMER VAULTS, AND OTHER TYPES OF SUMPS WITH OUT DANGER OF EJECTING OIL OUT OF THE SUMP AND INTO A SEWER SYSTEM.

  17. REMINDERS • IF YOU THINK YOU FALL UNDER THE GRANDFATHER CLAUSE THEN YOU BETTER BE PREPARED. • THE ELEVATOR INSPECTORS WILL BE LOOKING FOR CERTIFICATION OF THE FOLLOWING : PUMP CAPACITY, COMPLIANCE WITH NEC IE:WATER AND OIL RESISTANT CORDS NO LONGER THEN 6 FEET.

  18. THANK YOU FOR YOUR TIME ! • ANY FURTHER QUESTIONS MAY BE DIRECTED TO: • INDUSTRIAL SYSTEMS,INC. RICHARD POWELL OR CHRIS LONG 210-493-4200
