  1. 3. Refurbishment - Project 1 Critical • Background • Exterior building is not wind & water tight & has excessive power bills which ultimately impacts members fees. • Objective is to improve the building fabric and façade and reduce power consumption & associated bills • Windows and Walls • Replace all windows with dark grey UPVC triple glazing. • (apart from the new one installed in Pro Shop and small one in kitchen) • Windows at front and back of hall will be reduced in size. Ability to open windows will be added. • Window near pool table in back bar will be enlarged to let in more light • Remove bars from windows approaching clubhouse entrance • Build platform to apply roughcasting to front or consider adding facia and soffit repair. • Rough cast whole building in same colour (if funding permits) • External Doors and Railings • Replace external Ryder Cup, Ladies locker rooms doors and main entrance (with door that matches windows) • Repaint kitchen entrance door (replace if available funds) • Repaint lockers room doors (replace if available funds) • Clean up and repaint outside railings leading to Ryder cup room and gent’s locker area • Roof • Repair / Replace locker room and professional roofs.

  2. Refurbishment - Project 2 Important • Background • Catering offering for members requires to be improved. Underutilisation of catering and bar ultimately impacts members fees • Improve the kitchen facilities for cold storage and preparation, with reliable caterer offering good menu at reasonable prices who prioritises members first • Kitchen • Assess if current facilities are appropriate after caterer has used. May require • Another 6-burner stove • Kitchen entrance alterations to use as a preparation area • If kitchen entrance changed this would mean drinks supplier would need to access cellar from another door – to be confirmed. New fire escape door would also be required

  3. Refurbishment - Project 3 Optional • Background • Look & feel of internal clubhouse is generally tired and outdated. Under utilisation of clubhouse facilities ultimately impacts members fees • Improve Members areas look, feel design, and general offering so usage is maximised by principally by members and guests • Main Hall • Review tables and chairs quality for possible replacement (majority are suitable) • Replace main hall carpet • Repaint to freshen / brighten up • Consider removing old pictures / champions boards. • Back Bar • Create a sports bar feel with all Ryder cup memorabilia moved to this room • Lower window near pool table to provide more light • Reduce ceiling height and add different lights • Retain all existing furniture to reduce costs • Repaint to freshen / brighten up. • Remove all old pictures and replace with Ryder cup room sports bar memorabilia. • Consider / maximise use of area leading up to patio doors. (to be confirmed) • Ceilings • Consider brighter lighting options throughout the clubhouse

  4. Refurbishment - Project 4 Optional • Background • Gents locker room carpet is worn, toilet cubicles unsuitable and no lockers available for people on waiting list • Gents Locker Room & Associated Toilet • Replace locker room carpet (if cost permits) • Review use of electric heater • New emergency exit door required (possibly if kitchen entrance area changed) • New lockers in spaces above existing lockers (possible 16 places) which may be offset if new emergency door is required

Refurbishment - Project 5 Optional • Background • An area is required to encourage families to use the club and to enjoy bar and catering • Hall is too big and hopefully too busy with functions, back bar is not appropriate for family environment. • Centenary / New Family Bar • Expand existing Centenary lounge to include current secretary office • New carpet, chairs, tables as required. • Move current access door to right (as you look at building). Move trophy cabinet to this area to create new entrance. (similar to current set up if coming if from that existing door) • Relocate and make 2 disabled / multi-functional toilets at back of Secretary office. • Secretary Office • Relocate secretary office and move to rarely used Ryder cup room (move all servers etc) • Extend into cloakroom if required (possibly ladies office at a push) • Consider steel structure behind practise nets for additional storage if required

  6. Refurbishment - Project 6 Optional • Background • Toilet facilities require to be refurbishment / freshened up. • Gents toilet near entrance • Ladies toilet near entrance • Gents locker room toilet • Ladies locker room • Gents toilet near backbar • Alternative: Cost replacement and renewal of certain toilets • Boiler • Heating requires to be reviewed, • Consider current boiler system and possible replacement
